Where should I start?

Is converting the garage the right home improvement for me?

Consider what you want to use the extra space for.  Whilst converting a garage into a bedroom maybe helpful when you have guests to stay, if by losing your garage you find yourself having to park in the next road, is this a compromise you want to make.  Would converting your loft into an extra bedroom be a better option?

If I decide not to convert my garage how else may I be able create extra space in my home?

Again this depends upon what you want the extra space for.  A loft conversion may be ideal for creating an additional bathroom, whilst a side or rear extension maybe better for creating a kitchen or lounge diner.

Will it add value to my home?

Whilst a garage conversion is one of the quickest and cheapest ways of adding space to your home, if you are looking solely to add value to your property will converting your garage actually do this? And if so by how much? Why not speak to your local estate agent to give you an idea of how much additional value completing the conversion may add to your home.

How much will it cost me to build my garage extension? And how long will it take?

There are many factors involved working out the cost of a garage conversion down to the price of the type of paint you will use!  A single garage conversion (18 sq metres) will cost £17,000-£24,000 and a double (36 sq metres) between £31,000-£44,000), if you are converting this new space into a kitchen or bathroom, then fitting out a new kitchen or bathroom could cost a further £4,500-£20,000 upwards.  Typically it could take between a week and a month to complete a garage extension depending on the chosen design scheme.

What should I consider when converting a garage?

  • Floor – Will the floor need levelling? Is it strong enough to take any additional load e.g gym equipment, white goods?
  • Insulation – Will additional insulation be required to enable a comfortable living temperature to be achieved.
  • Windows and doors – Will the windows and doors provide adequate ventilation and meet your security needs.
  • Utilities – Will you need additional heating? New heaters etc. How about new electrical sockets, new lighting etc or maybe even complete new wiring. Will the water supply be sufficient for your needs?
  • Fire – is there an appropriate escape route available.

Will I require planning permission?

Whilst many garage conversions will not require planning permission, it is important that confirmation is received from the local council. In some cases permitted development rights for change of use may have been removed and planning permission may be required.  Even if a garage conversion does fall within the terms of permitted development it may be of benefit to obtain from your local council a Certificate of Lawfulness.  This gives confirmation that the garage conversion was undertaken legally, which may come in useful if you ever want to sell the property.  Contour Designs will be able to advise you and submit any planning permission applications to the Council on your behalf.

What is Permitted Development?

Permitted development is simply a list of works that the Government has agreed can be carried out without having to get local council approval.  Generally permitted development rights cover minor extensions, loft/garage conversions, demolition and certain changes of use.  However Contour Designs will always recommend that you apply for a Certificate of Lawfulness to ensure that you have documentary evidence that any alteration was compliant with the law at that time, othewise this can impact any sale of your property at a later date.

Will I require Building Consent?

A garage conversion is always subject to building regulations as it involves a change of use. It may be necessary to involve a structural engineer if your project is complex.  An approved inspector from your local council will inspect the works to confirm that it meets certain standards in regards to damp proofing, ventilation, insulation, energy efficiency and fire safety.  Contour Designs will be able to advise you and submit any building regulation applications to the Council  on your behalf
